Friends, we all recognize a harsh reality: America is short on housing, and this means young people delay moving out, families crowd together, and many are pushed far from their communities.

As a ConTech startup, Impact Bridge AI was built to close this gap.

Policy has been moving forward—many states have passed housing bills and cities have built out a pro-housing reforms: ADUs, infill and missing-middle reforms, TOD/TOC overlays, fast-track approvals, adaptive reuse, density bonuses, and state-land projects. But these reforms are buried in a maze of regulations and PDFs. Homeowners can't navigate them alone, and the professionals who can are stretched too thin to meet demand.

Our insight is simple: housing complexity is fundamentally a data problem, and data problems are exactly what AI is built to solve. Impact Bridge AI is shifting this from "a few experts carrying everything in their heads" to AI agents that read like lawyers, estimate like contractors, and underwrite like investors.

These AI agents work around the clock, never tire, never skip clauses, and become smarter with every query—turning scattered data into actionable conclusions. This is not incremental improvement but a paradigm shift: from weeks of research to an hour of feasibility work, from "buy first, regret later" to informed upfront decisions.

Our first product, ADU Pilot, produces a full ADU feasibility analysis for any California, Washington, or Oregon address in about an hour. It compresses what used to take multiple consultants and endless emails into one clear result. But ADU Pilot is just our MVP proving the direction. What we're really building is comprehensive pre-development intelligence for every housing type and jurisdiction.

The technical challenges are enormous, but that's precisely why the value is so clear. Once AI shoulders this complexity, ordinary homeowners and small developers can finally walk through doors that policy has already opened.
